The number of new sales in 2025 was similar to the past few years. New sales declined during the Great Recession beginning in 2008. They gradually rose until they dropped in 2008 with the COVID pandemic. But then, they surged in the years from 2021 through 2022. Since then, they have moderated.

Over the last two years (2024-2025), the townships with the highest sales numbers of new housing units were: West Whiteland (57), East Brandywine (73), East Whiteland (73), West Brandywine (80) and West Goshen (82). These municipalities were clustered along US Route 22 or US Route 322. A total of 32 municipalities had no new sales, and 12 had three or fewer sales.

The median price for new sales 2025 was considerably higher than 2024 and 2025 when new sales prices were stagnant. However, prices in 2010, 216, and 2022 also showed a significant annual increase following a year (or a few years) in which prices dropped. Nonetheless, the 10-year price change was $200,605 (62.2%), which adjusted for inflation, was $114,954 (20.8%).

This chart illustrates the data presented in Figure 16. It highlights the major impact of the Great Recession beginning in 2008, and the cyclical trend where significant rises follow periods of price stagnancy.
Figure 18 — New Housing Unit Sales by Municipality (Median Price) 2024 & 2025
This table presents the median price for new sales, but only for municipalities with three or less sales. The municipalities with the highest median sales for new units were: Willistown ($2,063,803), Tredyffrin ($1,710,000), West Whiteland ($1,240,020), West Bradford ($1,208,554), and Wallace ($1,106,575). A total of 44 municipalities had three or less sales.

In 2025 the rage of median sales prices of new housing units, was roughly 40% between $500,000 to $750,000. A total of 80.9% were between $250,000 and $1,000,000, while 18.3% were $1,000,000 or more.

This map is based on the same data presented in Figure 18. It shows how most of the highest mean sales for new units were clustered in the eastern parts of Chester County. The lowest sales were in boroughs with lower populations.
